TGD M 2022 — the access edition now in force

Part M of the Building Regulations covers access to and use of buildings, and the guidance is set out in Technical Guidance Document M. A revised edition — TGD M 2022 — updated the guidance for approach routes, entrances, internal circulation, sanitary facilities and the provision for people with disabilities, superseding the earlier edition for works to which it applies.

For most new non-domestic buildings and apartment blocks a Disability Access Certificate (DAC) is required, and the DAC application hangs off the same drawings and schedules the rest of the pack is built from. Where the accessible-WC layouts, door leaf and clear-opening widths, level thresholds or lift provision on the drawings don't match the schedules or the edition of Part M being cited, it shows up on a read as a set of discrete, source-locatable findings.

Before a pack goes out: confirm the pack is measured against TGD M 2022 (not an earlier edition), and that accessible provision on the drawings agrees with the door, sanitaryware and room-data schedules.
